Bay Cottage is an Adult only premises where we simply provide Bed & Breakfast for our guests. Our breakfasts are cooked traditionally; we don’t use microwaves or deep fat fryers. Our rooms are ideal for those who wish to spend the day exploring Torbay and eating out in the evening. Paignton seafront is just 5 minutes walk away from our front door!

All our rooms are en suite, with a flat screen TV and each room comes with complimentary toiletries and beverage tray. Breakfast and the use of our linen and towels are all included in the price of the room.

Bay Cottage is our home and we operate quite differently to a hotel.

By making your reservation at Bay Cottage, you are agreeing to these Terms & Conditions.


A non-refundable deposit is required at the time of booking. If we do not receive a deposit at the time of booking, we will not be able to hold the reservation for you.

If you are staying 7 days or less, a deposit equivalent to one night will be taken at the time of booking.

If you are staying for 8 or more days, a deposit equivalent to 25% of the full balance will be taken at the time of booking.

The remainder of the balance is due for payment on arrival. Please note that we do not release room keys until the full balance has been paid. We accept cash or card payments. If paying by cash, please bring the exact amount as we do not keep change on the premises.

If you book a room/s less then seven days before arrival, the full balance is required at the time of booking.

If you live outside the UK a non-refundable deposit of 50% of the total balance is required at the time of booking.

Please let us know what time you will be arriving at least 48 hours before your arrival date. Our check-in times are 2pm – 9pm.

For guests wishing to check-in between 2pm and 3pm we offer a “luggage drop-off” option, subject to one of us being available on the premises. If you arrive in Paignton early, you can drop your luggage off between 10 am and 1pm on the condition that you will check-in between 2pm and 3pm. If you would like to take advantage of this option, please contact us the day before your arrival to let us know what time you will be dropping your luggage off and confirm that you will be checking in between 2pm and 3pm. Please note that occasionally we will not be able to offer this service if neither of us can be around to take your luggage in.


All our rooms are accessed via staircases. Rooms 1 – 5 are on the first floor. Rooms 6 – 8 are on the second floor.


Between 1st May and 30th September, parking is very limited in Beach Road. If you park in a marked bay in Beach Road you can stay there for one hour between 8am and 6pm. However, there is a multi-storey car park at the top of Beach Road at the Victoria http://www.torbay.gov.uk/roads/parking/car-parks/victoria-cp/

Overnight parking in the Victoria car park is just £3 between 6pm and 8am – press the yellow button. Daytime parking is around £10 per day.

Alternative parking for £5 per day can be found at The Spinning Wheel (19 Esplanade Rd, Paignton TQ4 6BE) and in the Pay & Display Car Park opposite The Spinning Wheel.

You can park free of charge anywhere in the road between 6pm and 8am.

Between 1st October and 30th April you can park in Beach Road, Kernou Road and some parts of Garfield Road for free.

If you are a Blue Badge holder, you can park anywhere in Beach Road for a maximum of 2 hours. If you park in a marked bay in Beach Road you can stay there for the duration of your stay.


We serve cooked breakfast between 0830 and 0900 each morning.

Please inform us immediately if there are any dietary requirements that we need to be aware of (diabetic, vegetarian, vegan, gluten or lactose intolerant etc).

Please note that as we have limited capacity in the kitchen:-

Full breakfasts are restricted to 1 sausage, 2 rashers of bacon, 1 black pudding, 1 portion of mushrooms, 1 tomato portion, 1 portion baked beans, 1 portion fried bread, 1 egg per person. We can leave out items if you do not wish to eat them but we cannot substitute extra of another item in its place.

The Mini Menu has been designed to produce a smaller cooked breakfast for those who cannot manage a full English. Simply choose 3 items from the Mini Menu. Items are restricted to 1 sausage, 2 rashers of bacon, 1 portion baked beans, 2 tomato portions, 1 black pudding, 2 mushroom portions, 2 portions fried bread, 2 eggs per person.


Please do not bring takeaways into the guest house. If you eat takeaway on the patio, please dispose of containers etc in the bins on the seafront or near Lidls. Please do not leave rubbish on the patio – it will attract vermin.

Due to Fire Regulations, candles are prohibited throughout the guest house.

Please leave your room in the condition you found it. Any damage to the room or the guest house is chargeable (eg breakages, spillages, stains, tears, losses etc).

All rooms are cleaned once a day between 1000 and 1400 when the toiletries and beverage tray are re-stocked. We ask guests to be out and about during these hours so that we comply with Health & Safety Regulations whilst cleaning is carried out. Please note that the daily clean is not optional.

Please do not remove the welcome folder or its contents from your room.

Non-paying visitors are not permitted to enter the property or use the patio. We are only insured for paying guests.

The water in all the en suites is suitable for drinking.

On the day of your departure, we ask that you vacate your room between 9.30am and 10.00 am.


Please note that Bay Cottage Guest House is a smoke-free premises. Smoking out of your bedroom window is classed as smoking in your room. If your room smells strongly of cigarette smoke, vape odour or anything else, you will be required to leave immediately and will be charged £100 to cover fumigation costs.


Sorry, no pets allowed.


Regrettably we are unable to accommodate children at Bay Cottage. If you book a room and bring a child or children with you who is under 18 years old, we reserve the right to charge you the full amount for your stay but cannot allow you access to your room.


We are not licensed for either the sale of or consumption of alcohol.


Please ensure you hand your keys to Anna when you leave. If you are unable to produce your keys on departure, you will be charged £100 to cover the costs of new locks and new keys.

Please keep your room keys on you at all times. If you lock yourself out of the Guest House between 9pm and 9am you will be charge a re-entry fee of £5.

Extra ID

If you are not a British Citizen, you will need to provide the following information at check-in: –

  • Full Home Address
  • Passport Number
  • Next Destination


If the booking is cancelled less than 7 days before arrival then a charge equal to the full booking amount will be made.

If the booking is cancelled 7 or more days before arrival then a charge equal to the first night of the stay or 25% of the total balance (see Reservations above) will be made.

No-Shows and Curtailment

In the event of a no show or booking reduction (after arrival date) the full cost of the booking will be charged.

What Bay Cottage is not

Please note that we are not a hotel and do not have the facilities a hotel has. We are unable to provide the following: –

Room Service, Drinks, Minibar, Fridge, Iron, Hairdryer, Fans, Clothes washing or drying services, Lunches, Evening Meals, Guest Lounge, Air Conditioning, Toothbrushes, Toothpaste, Power Showers, Upgrades, Bottled Water.

This Privacy Notice explains how we at Bay Cottage Guest House use any personal information we collect about you.

What information we collect about you

When you make a booking with us we collect the names of all the guests who will be staying, the home address, email address and telephone number of the person making the booking. We also collect a debit or credit card number to take the deposit equal to the first night of your stay.

How we use the information we hold on you

We use your home address as part of the card payment processing to validate the card. We will use your email address to send you confirmation of the booking. After your stay you will receive an automatic email from our booking system requesting feedback. We will only use your telephone number to contact you a couple of days before check in to confirm your time of arrival. We will also call you if we are unable to contact you by email.

How is your data stored

If you have booked with us via an OTA or directly via our website, all of the personal and debit/credit card data you supply us, as part of the booking process, is stored securely on a third party system, Freetobook.
If you have booked by telephone we do not store your credit/debit card details. Your name, address and contact details are stored securely on a third party system, Freetobook.
Neither we nor Freetobook will share your information with any third party unless there is a legal reason for doing so.


We would like to stay in touch with you to send information about the guest house, any special offers we may have or local events. We send occasional emails (normally no more than one a month) to people on our mailing list. Our mailing list is managed by a secure third party, Mailchimp. If you would like to receive these newsletters please let us know at check in. You may change your preferences or unsubscribe via Mailchimp at any time. Neither we nor Mailchimp will pass your details onto any third party

Guest Registration

We are required by law to collect the following information on all our guests. We do this by asking you to complete a registration form on arrival.

For commonwealth guests;
Name and nationality

For non commonwealth guests;
Name, nationality, passport number, address of next destination

We will keep these forms safely in a locked filing cabinet. We are required to keep these registration forms for a year and show them to a police officer if they request to see them. We will destroy these forms 12 months after your stay.

Access to your information

Cookies are text files placed on your computer to collect standard internet log information and visitor behaviour information.
